The beams under the lower level were in direct contact with the dirt foundation and rotted as a consequence. The floor was removed to dig out the dirt, place footings, and replace the beams. We are now looking into permits and pricing to pour a concrete foundation. This work is being done by a contractor (Tim), who has also been hired to close up the old stairwell and finish the cathedral ceiling.
